We have all heard the expression “It's the little things that count,” and when it comes to first impressions of your rental property this is especially true. Tiny scratches or chips around the property can have an adverse impact on a guest's perception and influence the review that is left.
Fortunately, these aesthetic challenges are cheap and easy to fix. Here are a few tips and tricks to remedy some of these problems and not only give your place a nicer look and feel, but also encourage guests to rebook your property in the future.
Appliances are easily scuffed and scratched, and this can make even a new appliance look aged or unkempt. But you can get rid of those eyesores. If you have a blemish that you can’t clean off, consider appliance paint: up to a 1/4-inch diameter scratch will almost vanish with a color-matched epoxy touch-up paint such as Rustoleum's Specialty Appliance spray.
If you notice your trim or baseboards are scuffed, try a white Putty Pencil. The product doesn't fix dents, but it will cover the marks and whiten the trim, so the dent is hard to spot by your guest that's set to arrive in a couple of hours.
Sometimes when you clean something with a Tide stick or even simple soap and water, a small water stain can be left behind. Many times, it can look worse than the actual cleaned stain. The best way around this is to have a small hair dryer handy. Once the stain has been cleaned (let’s say out of your curtains), just hit the edges of the wet area with a low setting hair dryer and work your way into the center until it's dry. By drying quickly, the water mark doesn't have time to set into the fabric.
Notice a water stain on the ceiling? Sometimes a stain can go unnoticed until it ends up in a review. If you see one, it's easy to quickly hide it, if you need a quick fix before your new guest arrives. Use this spray-on product called Upshot by KILZ. The solution is blended to matched aging ceilings and has a vertical spray tip. Don't forget to put down a drop cloth and some tape to avoid any spray off hitting your floor or walls and arrange to have your repair man look at it at the next open booking time. The problem may get worse and cost you much more than a bad review.
Hard wood and laminate flooring often gets scratched or chipped. Natural or stained woodwork is beautiful, but scratches can really stand out especially with darker stains. You can make these scratches disappear by touching them up with a stain marker. It's simple to use, and much cheaper than buying whole cans of stain.
Have a problem with the toilet? Sometimes a toilet plunger won't do the trick. When this happens give this solution a try before you break out the snake or call a plumber. Squeeze 1/2 cup of liquid soap in and let it sit for about 20 minutes. The soap reduces friction and allows the contents of the bowl to slide through.
Warning: Do not use these fixes as permanent solutions. Over time the problems add up, and soon you are facing much costlier repairs.
