Properly -- A useful point solution for housekeeping management

Running a vacation rental can be rewarding, but anyone who’s been at it for a while, especially with multiple properties, knows that if you don’t have an airtight system for managing your housekeeping, things can quickly fall apart.
The turnover process can be the difference between a 5-star review and an instant cancellation by the guest when they arrive to a dirty property. On Airbnb, that will get you a zero-star review, wreak havoc with your listing’s search position, and destroy any hope of you becoming a Superhost.
How do you ensure that your housekeepers know when their cleanings are due? And how do you maintain quality control?
The Properly App
Properly is a handy app that above all ensures your housekeepers are aware of cleanings due by notifying and reminding them on their smartphones.
As the property manager, you have a nice visual calendar interface that, at a quick glance, shows you all cleanings due for all properties. It also allows you to quickly spot any problems or issues and take corrective action right away.
Once you schedule a cleaning, your assigned housekeeper gets a notification through the app and subsequently receives reminders of cleanings due.
There are 2 caveats here:
1. Your housekeeper needs to have a smart phone (or tablet) with enough hard drive space to download the app.
2. The app requires you to manually schedule all cleanings. This makes sense because not all events on your booking calendar will necessarily require a cleaning. As a result, you need to stay on top of your calendar at least daily, if not multiple times a day, in case there are any last-minute bookings.
Properly offers a set of features that (1) allows you as the owner/property manager to set clear expectations for the housekeeper; and (2) enables the housekeeper to demonstrate successful execution and report any problems.
For any property, you can create a visual checklist that acts as a set of cleaning and staging instructions for your housekeeper. If you have been using the same housekeeper since the dawn of time, then this won’t necessarily be that useful. However, if you are trying out one or more new housekeepers, this is an excellent feature to allow you to specify what you want done.
Using the app, the housekeeper can report status to you in real time, so you can track estimated completion. This is handy, for example, if you want to inform a guest about the possibility of an early check-in.
You can also require the housekeeper to take photos of completed work, as a quality control measure, and the housekeeper can send you photos of any damage through the app.
Connecting with cleaning professionals One of the truly fantastic features of Properly is the ability to market your cleaning job to any housekeeper that uses the app, in the event you need a housekeeper in a pinch, or if your current housekeeper isn’t cutting it. Instead of posting an ad on TaskRabbit or Craigslist, you can simply create a new job in Properly and broadcast it to all housekeeper users who are geographically nearby. Again, you can specify your cleaning standards and procedures in advance, track progress in real time, and collect photo evidence of completion.
Until Properly attains a certain critical mass of users, this feature will really only work in urban and denser suburban markets where there is a reasonably high user base.
