Why is my property not booking up like it should? Part III

This is the third blog post in a three-part series. If you haven't already, please read Part I and Part II of this series.

In the previous two posts we took a closer look at the pricing and reviews aspects of your property listing. In this post, we'll examine the all-important listing photos.

Photos

This is probably the most overlooked of factors, and in terms of bang for your buck, it can have the most impact.

The number of listings we see every day with poor photos is truly alarming. These days, even if you have wonderful reviews with competitive pricing, if you’re not using professional photographers with the latest techniques and technology, you’re leaving money on the table.

Beautiful photographs can even allow you to set a higher price for your property.

Let’s look at an example:

The first photo was taken with an iPhone. The second was professionally photographed with HDR processing and a wide-angle lens. Which photo makes you feel better about the $300/night price tag?

Our client, after seeing his new photos, asked us if that was even his home! He and his wife were dumbfounded.

The key thing to remember is that even though consumer photography has made so many technological advancements in the last decade, you still can’t replace the tools available to professionals, including lighting, wide-angle lenses, and advanced HDR processing.

How much will this set me back, you ask? The answer is it depends on the number and types of photos you want and how close to a major metropolitan area you are. Most of the time, prices range from $100 to $300 for a new set of photos. For luxury properties, you may pay up to $500.

One thing we recommend is to insist on HDR processing, as it will make your photos vivid and beautiful and distinguish your property from the crowd. HDR is a process that involves taking multiple exposures of the same shot and using software to stitch together all the best parts to get the perfect blend. This will be a slightly more expensive option, but trust us, it is worth it. Just be sure to ask the photographer not to do too much processing, as that can lead to almost cartoonish looking photos.

If you haven’t done it before, do yourself a big favor and order a photography shoot for your property right away. Most of the time, the cost of getting new amazing photos is the cost of 1-2 nights at your property. You will get that money back in the form of increased bookings in no time. Honestly, it’s a no-brainer.
